1. About us and these terms
This website is operated by Ridgewoodmed ("we", "us", "our"). These terms govern your use of the website. Separate written terms of business apply to any tenancy, landlord instruction or other service you enter into with us.
2. Property information
- Homes, rents and specifications shown on this website are illustrative of the properties we let and are provided for general information only. They do not constitute an offer or a contract, and availability changes frequently.
- Any rent, deposit, availability date or specification is confirmed in writing before a tenancy is agreed. Where information on the website differs from the written confirmation, the written confirmation applies.
- Photographs and descriptions are intended to give a fair impression but may not show every feature. Measurements, where given, are approximate.
- Any tenancy is subject to satisfactory referencing, Right to Rent checks where applicable, the landlord's approval and a signed tenancy agreement.
3. Enquiries and registrations
Submitting an enquiry through this website does not create a contract between you and us or between you and any landlord. It is a request for us to contact you about your requirements. We aim to respond within one working day but cannot guarantee a response time or that a suitable property will be available.
You agree that the information you provide is accurate and that you are at least 18 years old. Your personal information is handled in accordance with our Privacy Policy.
4. Fees
Renters are charged no fees other than the permitted payments allowed under the Tenant Fees Act 2019 in England, or equivalent legislation in the rest of the UK. Landlord fees are quoted inclusive of VAT and agreed in writing before we are instructed. A full schedule of fees is available on request.
5. Acceptable use
You may use this website for lawful, personal purposes. You must not:
- submit false, misleading or automated enquiries;
- attempt to gain unauthorised access to the website, its servers or connected systems;
- copy, scrape or republish content from the website for commercial purposes without our written permission;
- use the website in any way that breaches applicable law or infringes the rights of others.
6. Intellectual property
The content of this website — including text, photography, graphics, logos and design — is owned by or licensed to us and protected by copyright and other intellectual property laws. You may view and print pages for your personal use but may not otherwise reproduce them without permission.
7. Links to other websites
Where this website links to third-party websites, those links are provided for convenience. We have no control over their content and accept no responsibility for it or for any loss arising from your use of them.
8. Availability and accuracy of the website
We try to keep the website available and accurate but do not guarantee that it will be uninterrupted, error-free or free from viruses. We may change, suspend or withdraw any part of the website without notice.
9. Liability
Nothing in these terms excludes or limits our liability for death or personal injury caused by negligence, for fraud, or for any other liability that cannot lawfully be excluded. Subject to that, we are not liable for any loss or damage that is not reasonably foreseeable, for loss of profit or business, or for any loss arising from your reliance on information on the website that has not been confirmed to you in writing.
10. Complaints
If something has gone wrong, we want to know. Our Complaints Procedure explains how to raise a complaint and how to access independent redress if we cannot resolve it.
11. Changes to these terms
We may update these terms from time to time. The version published on this page at the time you use the website is the version that applies.
12. Governing law
These terms are governed by the laws of England and Wales, and the courts of England and Wales have jurisdiction over any dispute arising from them. If you live in Scotland or Northern Ireland, you may also bring proceedings in your local courts, and nothing in these terms affects your statutory rights as a consumer.
