Landlord questions

Fees depend on the level of service you choose and the property itself. Every fee is quoted inclusive of VAT and set out in a written schedule before you instruct us, so there are no surprises. Our full landlord fee schedule is available on request, and details of our client money protection and redress scheme membership are provided with it.

Your property is photographed professionally, listed on the major portals and shown by accompanied viewings. Every applicant is referenced for identity, Right to Rent, credit history, affordability, employment or income and previous landlord conduct. Where appropriate we will recommend a guarantor or rent in advance, and you make the final decision on any offer.

Responsibilities include protecting the deposit, Right to Rent checks (England), an annual gas safety record, a satisfactory electrical report, a valid EPC, working smoke and carbon monoxide alarms, issuing the current How to Rent guide (England) and complying with any local licensing schemes. Managed landlords have these tracked and arranged for them; let-only and rent-collection landlords receive reminders and guidance.

For rent collection and fully managed services, rent is collected from the tenant each month and paid to your nominated bank account with an itemised statement. Client money is held in a protected client account. Any arrears are chased promptly and reported to you.

Yes. Many of our fully managed landlords live abroad. You receive digital statements, inspection reports and a named property manager available across time zones. We will also guide you on HMRC's Non-Resident Landlord Scheme and recommend that you take independent tax advice.
