No. In line with the Tenant Fees Act 2019 (England) and equivalent legislation elsewhere in the UK, renters are only asked for permitted payments: rent, a refundable holding deposit (capped at one week's rent), a refundable tenancy deposit (capped at five weeks' rent where the annual rent is under £50,000) and limited default charges set out in your tenancy agreement.
Once your offer is accepted, we carry out identity and Right to Rent checks, a credit check, employment or income verification and a previous landlord reference. Most references complete within three to five working days. If you are self-employed, relocating or new to the UK, we will talk you through the options, including guarantors and rent in advance.
Yes. Every tenancy deposit is registered with a government-approved tenancy deposit protection scheme within 30 days of receipt, and you will receive the scheme's prescribed information confirming where it is held and how to raise a dispute at the end of the tenancy.
Most tenancies begin two to four weeks after an offer is agreed, depending on referencing and the property's availability date. If you need to move sooner, tell us when you register and we will prioritise homes that are ready now.
Yes. Viewings are available seven days a week by appointment, and evening viewings can be arranged where the property allows. Your specialist will offer times that work around you.
